HVAC and maintenance services for businesses in Barcelona

HVAC and electrical installation, maintenance and repair for offices, hotels, residences and commercial premises in Barcelona, planned around occupied buildings and difficult access.

In Barcelona, keeping the HVAC in a commercial building running is rarely just a technical problem. Outdoor units sit on the roofs of Eixample blocks, office plant shares a plant room with other tenants, and hotels never close. MRS Climatización installs, maintains and repairs HVAC systems, electrical installations and industrial refrigeration for building managers, property managers and maintenance managers across the city, with its administration office on Rambla de Catalunya and its production and warehouse base in Sabadell.

Barcelona's building stock and what it means for HVAC

Each type of building shapes how HVAC is installed and maintained:

  • Eixample blocks. Mixed-use buildings with shops on the ground floor and offices and flats above. Outdoor units usually go on the roof or in inner courtyards, with pipework running through shared service shafts and limits on noise and visual impact.
  • 22@ and Poblenou offices. Newer buildings with central plant, VRF and fan-coil systems, centralised controls and floors that each tenant reconfigures. Zoning and rebalancing after every layout change are essential.
  • Hotels. There is a high concentration in Ciutat Vella, the Eixample and along the seafront. They run at continuous occupancy, with fan coils or indoor units in each room and domestic hot water production.
  • Refurbished older buildings. Installations from different periods coexist, and electrical panels have often grown in stages without up-to-date documentation.

Working in occupied buildings

Most work in the city takes place while the building is in use, so it is organised before we arrive:

  • Time slots agreed with the building manager and, where needed, with the owners' association.
  • Work carried out by zone or floor so the rest of the building keeps operating.
  • Advance notice of power cuts or heating and cooling shutdowns.
  • Protection of common areas, noise control and daily removal of waste.

In hotels and residences, the aim is to keep rooms available; in offices, to avoid disrupting workstations during working hours. The approach is explained in detail on the hotel HVAC maintenance page.

Access, loading and parking in the city centre

Central Barcelona brings logistical constraints that have to be planned for. Parking is scarce, loading bays have set hours, streets in Ciutat Vella are narrow, and many older buildings have small lifts or roof access by stairs or hatch. To reduce trips, materials and spare parts are prepared and grouped at the Sabadell warehouse according to the equipment and scope. When large outdoor units need replacing, we check in advance whether a crane is needed and whether that requires municipal permits to occupy the public highway.

Typical services in Barcelona

The most frequent work in the city combines HVAC and electrical tasks:

  • Preventive and corrective HVAC maintenance: filter cleaning and replacement, fan-coil and VRF unit checks, pressure and consumption readings.
  • Fault diagnosis and repair, with on-site measurement and repair during the same visit where possible.
  • Upgrades to electrical panels, technical lighting and control systems.
  • Energy optimisation of existing installations and equipment renewal.

Incidents are prioritised according to the contract and the criticality of each piece of equipment, and service conditions are defined in each contract.

Published projects in the city

In Barcelona, MRS has carried out the full refurbishment of all installations and finishes at Residencia CollBlanc, and an office refurbishment in the Alta Diagonal area. They illustrate two of the settings described on this page: a building in collective residential use and an office space on an established business corridor.

What to prepare before the visit

A technical assessment in Barcelona is more accurate if you can provide:

  • The exact address, building type and an on-site contact person.
  • The hours when work is possible and any restrictions from the owners' association or landlord.
  • How to reach the roof, courtyards and plant rooms.
  • An equipment inventory, if one exists, and recent fault history.
  • Information on loading bays or nearby parking.

MRS works mainly in Barcelona and its metropolitan area, as well as Sabadell and the surrounding area, and takes on larger projects throughout Catalonia. Availability for each address is confirmed with the request. If your building is outside the city boundary, see the Barcelona metropolitan area page.

Frequently asked questions

Can you work in an Eixample building without stopping its activity?

In most cases, yes. Work is planned floor by floor or zone by zone, time slots are agreed with the building manager, and any power cut or plant shutdown is announced in advance. In mixed-use blocks we also take residents and ground-floor shops into account, particularly for work on the roof, in inner courtyards or in shared service shafts.

How are deliveries of materials handled in central Barcelona?

Materials are prepared at the Sabadell warehouse and brought in grouped loads to cut down on trips. Before the visit it helps to know whether there is a loading bay nearby, parking or a dock in the building, and the size of the lift. Where a crane is needed for large outdoor units, we check early whether municipal permits are required.

Do you work with hotels that cannot take rooms out of service?

Yes. In hotels, work is usually organised in blocks of rooms according to forecast occupancy, coordinated with management and housekeeping. Preventive maintenance of fan coils and indoor units is scheduled during quieter periods, and faults are prioritised according to the contract and the criticality of each piece of equipment.

Where is the Barcelona service organised from?

Administration and finance are handled from the office at Rambla de Catalunya 123, in the Eixample. Materials, spare parts and tools are prepared at the production and warehouse base in Sabadell. Office hours are Monday to Friday, 9:00 to 18:30.

Do you work in every Barcelona neighbourhood?

Barcelona and its metropolitan area are MRS's main working area. Even so, availability for a specific address is confirmed with each request, taking into account the type of building, the scope of work and access. For larger projects, work can extend to the rest of Catalonia.
