Frequently asked questions
Practical answers on maintenance, contracts, faults, installations and how MRS Climatización works in professional buildings.
Maintenance and preventive plans
What is the difference between preventive and corrective maintenance?
Preventive maintenance is scheduled in advance: periodic inspections, technical cleaning, component checks and performance monitoring to catch wear before it causes a shutdown. Corrective maintenance steps in once a fault has occurred, to diagnose and fix it. In buildings of intensive use the sensible approach is to combine both, so that preventive work keeps corrective call-outs to a minimum. You can see how we organise them on our maintenance page.
What is checked during a preventive HVAC visit?
It depends on the equipment, but it usually covers cleaning or replacing filters, the condition of coils and condensate trays, drains, the working pressures and temperatures of the refrigerant circuit, electrical connections and the operation of the controls. Every anomaly is recorded so that its progress can be followed. Our article on preventive HVAC maintenance goes into more detail.
How is the scope of a maintenance plan decided?
The plan is tailored to the type of building, how it is used, the number of units and how critical each installation is. A hotel with continuous occupancy or a healthcare centre does not have the same needs as an office with fixed hours. Once the installation has been surveyed, tasks, intervals and priority equipment are defined. Find out more about HVAC maintenance for businesses.
Why is it worth servicing HVAC systems before summer?
In the hot months equipment runs close to full capacity, and that is when faults that have been building up surface: clogged filters, dirty coils, low refrigerant or worn fans. Inspecting systems before peak demand leaves time to correct those points and plan spare parts. We explain this in before summer demand peaks, your HVAC system has already given clues.
Which regulations apply to building maintenance?
Thermal installations are subject to the requirements of the RITE (Spain's regulation on thermal installations in buildings) and electrical installations to those of the REBT (the low-voltage electrical regulation). Among other things, they set maintenance operations and inspections whose scope depends on the type and capacity of each installation. When a plan is drawn up, the requirements that apply to the building are factored in, so technical inspections and regulatory obligations share a single calendar.
Maintenance contracts
What should a maintenance contract define?
At a minimum: the installations and equipment covered, preventive tasks and intervals, how corrective work is prioritised and managed, how materials and labour are treated, and the reports you will receive. Having these points in writing avoids misunderstandings and makes the service easier to review. At MRS Climatización service conditions are set out in each contract; see our approach to technical maintenance contracts.
What are the benefits of using a single maintenance provider?
When HVAC, electrical and industrial refrigeration are handled by different companies, the same fault can be passed from one supplier to another without anyone taking ownership of the diagnosis. With a single technical contact, coordination is simpler, the history sits in one place and responsibilities are clearer. We look at this in one supplier, clearer accountability.
How are faults prioritised under a contract?
They are prioritised according to what has been agreed in the contract and how critical the affected equipment or space is. A unit serving a plant room or occupied bedrooms is not the same as one in a corridor. That is why it helps to identify critical installations in the contract itself. There is more on corrective work on our HVAC fault diagnosis and repair page.
What information should I prepare when requesting a proposal?
It helps to have a list of equipment with location, make and model, any available drawings or schematics, previous maintenance records and the building's hours of use. It is also useful to flag which spaces are critical and which faults keep recurring. Anything missing is completed during the initial survey. You can send us whatever documentation you have via our contact page.
Faults and repairs
How is a breakdown handled?
First, the details of the fault are gathered to assess its priority. On site, the technician carries out the diagnosis with measuring equipment and, wherever possible, completes the repair during the same visit. If a spare part is needed, it is planned according to the equipment and its availability, and everything done is recorded. See the process on our HVAC fault diagnosis and repair page.
What details should I give when reporting a fault?
Tell us where the unit is, its make and model or the identification label if it has one, the symptom (not cooling, dripping, noisy, showing an error code), how long it has been happening and which spaces are affected. Mention access conditions too, such as roofs, false ceilings or locked rooms. With this information the technician arrives better prepared. You can report it through our contact page.
What signs suggest a unit may be about to fail?
New noises or vibrations, ice on pipes or coils, drips, odours, frequent starts and stops, rooms taking longer to reach temperature, or electricity consumption rising for no obvious reason. None of these signs should be ignored, as they often come before more serious breakdowns. We cover this in your building warns you before it fails.
Can an HVAC fault have an electrical cause?
Yes, fairly often. Tripping protection devices, worn contactors, loose connections in the electrical panel or supply problems can look like a fault in the air-conditioning unit itself. When the same technical team looks after both installations, diagnosis is more direct and the fault is not passed from one supplier to another. We discuss this in our article on fragmented maintenance across multiple suppliers.
Do you also repair electrical and industrial refrigeration installations?
Yes. Alongside HVAC, we handle faults in electrical installations, electrical panels, automation and control systems, as well as industrial refrigeration equipment. The same approach applies in every case: diagnosis with measurement, repair during the same visit where possible, and a record of the work carried out. You can see the full scope of the service on our maintenance page.
Installations and refurbishments
What installations can you carry out in a building?
HVAC installations, including VRF, fan-coil, aerothermal and other renewable systems; new or upgraded electrical installations, electrical panels and automation, control and building automation, and technical lighting; industrial refrigeration; and water and gas installations. We work in professional buildings and buildings of intensive collective use. Find out more about HVAC installation for buildings.
Can you take on a full refurbishment of a building's installations?
Yes. We coordinate refurbishments that involve several installations at once, which simplifies planning and reduces clashes between trades. Published projects include the full refurbishment of all installations and finishes at Residencia CollBlanc in Barcelona, an office refurbishment in Alta Diagonal and the replacement of the HVAC system for the whole of Biblioteca Can Mulà.
What should be assessed before extending or upgrading an electrical installation?
It is worth knowing the power currently available and what will be needed, the condition of panels and protection devices, the capacity of existing circuits and the REBT requirements that apply to the new installation, as well as its certification and legalisation. It is also important to plan how the works will affect the use of the building. We explain this in questions before approving an electrical upgrade.
Can energy efficiency be improved without replacing the whole system?
Often, yes. Adjusting set points and schedules, reviewing zoning, improving the control system or replacing only the least efficient units can reduce consumption without a full overhaul. Where renewal is needed, options such as VRF systems or aerothermal heat pumps are assessed according to the building. There is more detail on VRF and fan-coil systems.
Who looks after maintenance once the installation is finished?
MRS Climatización can take it on. Our process has four stages: diagnosis, technical proposal, execution and ongoing maintenance. When the team that installs the system also maintains it, they already know its design and documentation, and the technical history starts from day one. See the options for technical maintenance contracts.
Coverage, scheduling and working with us
Which areas does MRS Climatización cover?
We work mainly in Barcelona and its metropolitan area, and in Sabadell and the surrounding area. Larger-scale works can be carried out anywhere in Catalonia. If your building is outside these areas, let us know the location and the scope of the work and we will confirm whether we can take it on. Find out more about the Barcelona metropolitan area.
Where is the work organised from?
MRS Climatización has two bases. Production and the warehouse are at C/ Ramon Llull, 93, in Sabadell, where materials and equipment are prepared. Administration and finance are at Rambla de Catalunya, 123, in Barcelona. This set-up makes it straightforward to serve buildings in both the Vallès and the Barcelona area. See our Sabadell page.
What are your office hours, and can you work outside them?
Office hours are Monday to Friday, 9:00 to 18:30. Night-time and out-of-hours work can be arranged in advance, which is useful in hotels, offices or shops where activity should not be disrupted. To organise it, let us know the available time slots and access conditions well ahead. Find out more about hotel HVAC maintenance.
Do you take on one-off repairs without a maintenance contract?
Yes. As well as clients with a contract, we carry out one-off repairs in buildings that do not have a maintenance plan with us. The work follows the same method: on-site diagnosis, repair during the same visit where possible and a record of what was done. If the fault points to underlying problems, we will tell you whether a preventive plan is worth considering. See HVAC fault diagnosis and repair.
What is the digital platform you are introducing?
It is a web platform we are incorporating to centralise the technical information for each installation. Every unit is identified with a label and has a digital record showing its intervention history, upcoming inspections, detected faults and preventive alerts. The aim is for the person responsible for the building to have all the information in one place. Find out more on our maintenance page.
What types of building do you work with?
Professional buildings and buildings of intensive collective use: hotels, student residences, schools and education centres, offices, retail and commercial premises, healthcare and geriatric centres, and communities or multi-user buildings. We usually work with building managers, property managers and facility and maintenance managers. See, for example, office HVAC maintenance or healthcare facilities.
If your question is not answered here, or you need a specific answer for your building, you can get in touch through our contact page. Tell us the type of building, the installations involved and what you need, whether that is an inspection, a contract, a repair or a project, and the MRS Climatización team will review your enquiry and suggest the next steps.
