HVAC and maintenance in the Barcelona metropolitan area

HVAC, electrical and integrated maintenance for offices, hotels, education and healthcare buildings in L'Hospitalet, Badalona, Cornellà and the rest of the Barcelona metropolitan area.

Beyond the city of Barcelona itself, the metropolitan area brings together towns with very different buildings: office towers and hotels in L'Hospitalet, major healthcare facilities, campuses and schools, industrial estates in the Baix Llobregat and seafront districts in Badalona and Sant Adrià de Besòs. MRS Climatización works in this area for building managers, facility managers and maintenance managers, installing, maintaining and repairing HVAC, electrical installations and industrial refrigeration.

An area with very different building profiles

Each part of the metropolitan area has its own building stock:

  • L'Hospitalet de Llobregat. The Gran Via corridor concentrates office towers, hotels and exhibition venues, next to very dense residential neighbourhoods with ground-floor shops.
  • Baix Llobregat. Cornellà de Llobregat, Esplugues de Llobregat, Sant Joan Despí, Sant Just Desvern, Sant Boi de Llobregat and El Prat de Llobregat combine office parks, industrial estates, healthcare and education facilities, and activity linked to the airport and the port.
  • Northern Barcelonès. Badalona, Santa Coloma de Gramenet and Sant Adrià de Besòs mix redeveloped former industrial areas, seafront and public facilities.

This variety means there is no standard maintenance plan: a hotel next to the airport, a state-funded private school and a multi-tenant office building need different frequencies, priorities and working hours.

Hotels and offices on the business corridors

Hotels in the metropolitan area often rely on business guests, trade fair visitors and travellers in transit, with high occupancy during the week. Maintenance of fan coils and indoor units is scheduled in blocks of rooms, and hot water production and HVAC in common areas are checked without closing the service. In office buildings, VRF systems and centralised controls mean every job has to be coordinated with the different tenants.

Healthcare, care and education buildings

The metropolitan area is home to major hospitals, primary care centres, care homes and a wide network of schools and secondary schools. In these buildings, HVAC has a direct effect on health and day-to-day activity:

  • Indoor air quality: cleaning and replacing filters, checking air handling units.
  • Continuity: equipment that cannot be stopped during clinic or school hours.
  • Temperature control in rooms used by vulnerable people.
  • Electrical installations and panels with critical circuits.

The specific criteria are covered on the healthcare facility HVAC maintenance page.

How the service is organised across the metropolitan area

MRS works from two bases: administration and finance on Rambla de Catalunya in Barcelona, and production and the warehouse in Sabadell. For each job, materials and spare parts are prepared according to the equipment and scope, and travel is planned around each building's access, available docks or parking and the site's operating hours. Faults are diagnosed on site with measuring equipment and, where possible, resolved during the same visit.

Integrated maintenance for building portfolios

Many managers have buildings on both sides of the Barcelona city boundary. Well-planned HVAC maintenance for businesses brings them together to a common standard:

  • Plans tailored to each building by type, use, number of units and criticality.
  • Scheduled preventive maintenance and incident management with priorities set by contract.
  • Periodic technical reports and continuous technical support.
  • A web platform being incorporated, with a digital record per unit, history and preventive alerts.

Useful details when requesting an assessment

  • Town and exact address of the building.
  • Type of use: hotel, offices, healthcare centre, residence or school.
  • Operating hours and the time slots when work is possible.
  • Equipment inventory and recent faults, if known.

MRS works mainly in Barcelona and its metropolitan area, as well as Sabadell and the surrounding area, and throughout Catalonia for larger projects. For each town and address, availability is confirmed with the request. If the building is within the city itself, see the Barcelona page.

Frequently asked questions

Do you work in L'Hospitalet, Badalona or Cornellà?

Barcelona and its metropolitan area are MRS's main working area, and these towns are part of it. Even so, availability for each address is confirmed when the request is received, depending on building type, scope and access. We recommend giving the exact address from your first enquiry.

Can you work in a care home without disrupting residents?

Yes, with planning. Work is done zone by zone, avoiding mealtimes and rest periods, keeping occupied rooms at temperature and agreeing any power cuts or equipment shutdowns with the home's management. Maintenance of filters and indoor units is especially important for air quality in spaces used by vulnerable people.

Can you centralise maintenance for buildings in several towns?

Yes. One contract can bring together buildings in different towns across the metropolitan area, with a plan tailored to each according to its use, number of units and criticality. Technical reports are issued per building, and administration is handled from the Barcelona office. Service conditions are defined in the contract.

How are faults prioritised in a school or healthcare building?

Incidents are prioritised according to the contract and the criticality of the equipment affected. A fault in a clinical room or an occupied classroom carries more weight than one in a storeroom. The technician diagnoses on site with measuring equipment and aims to fix it during the same visit; if a spare part is needed, it is planned according to availability.

Do you work with hotels near the airport and on L'Hospitalet's Gran Via?

Hotels are one of the sectors MRS works in, and the metropolitan area has a notable concentration along these corridors. The approach is the usual one for hotels: maintenance in blocks of rooms according to occupancy and fault prioritisation by contract. Availability for each hotel is confirmed with the request.
