HVAC maintenance contracts in Sabadell

Annual maintenance contracts for industrial units, logistics buildings, offices and shops in Sabadell, with the inventory, seasonal calendar and access windows agreed in writing.

In Sabadell, a maintenance contract rarely covers just one type of equipment. A unit on an industrial estate may combine office air conditioning, cold rooms, electrical panels and rooftop units from different periods; a former textile building converted into offices has large volumes and often central plant; a town-centre shop relies on a few units that cannot fail during opening hours. This page is for owners, logistics building managers and maintenance managers in the town who want to put that maintenance on a formal footing with MRS Climatización. The general structure of a technical maintenance contract is explained separately; here we focus on what to agree for each type of property.

Owner, tenant or manager: who contracts what

In leased industrial units and logistics buildings, the first question is not a technical one: you need to decide which installations belong to the owner and which to the tenant. Usually the owner takes the base-build installations and the tenant the equipment added for its own operations, but every lease settles this differently. The contract should record:

  • The list of equipment covered, split by owner where there is more than one.
  • Who authorises corrective work that goes beyond the agreed scope.
  • What happens to the inventory when the tenant changes or part of the unit is refurbished.

A change of tenant is also a good moment to inspect the equipment and record the condition in which it is handed over.

A calendar built around the Vallès climate

Sabadell has hot summers and colder winters than the coast. Equipment works hard in both seasons, so the changeover inspections carry similar weight. Before summer, the condensers, pressures and protection devices of rooftop units are checked; on an industrial unit these usually sit in full sun on metal roofing, exposed to dust from the loading areas. Before winter, heat pump defrost cycles, crankcase heaters and early-morning start-up are checked, as that is when heating demand peaks. The contract places these visits on dates that avoid the client's busiest periods.

Critical equipment and planned spare parts

The contract classifies equipment by criticality. In industrial units and warehouses, the top level usually includes cold rooms, cooling for plant or server rooms and cooling for certain process areas. For this equipment it makes sense to identify the most likely spare parts in advance, such as fans, contactors, sensors or specific filters, and plan them according to the equipment and availability. Those materials are prepared at the MRS warehouse on Carrer de Ramon Llull, within the town itself; attendance times, however, are those agreed in writing in each contract.

Visits that fit around shifts, loading bays and opening hours

An inspection in a unit running shifts is organised differently from one in an office. The contract sets the access windows for each property: periods with no loading at the bays, planned production stops or, for town-centre shops, the hours before opening. MRS office hours are Monday to Friday, 9:00 to 18:30, and night or out-of-hours work can be arranged in advance. Where equipment is at height or roof access is by a vertical ladder, the contract also states what lifting equipment is needed and how it is priced.

Reports that help plan replacements

Many industrial units and converted buildings in Sabadell have equipment from different manufacturers and periods, some of it using refrigerants that are being phased out. Periodic technical reports bring order to this: the condition of each unit, incidents during the period and recommendations. With several seasons of history, the owner can plan replacements in phases rather than face them after a breakdown. MRS is incorporating a web platform with a digital record for each labelled unit, showing its history, upcoming inspections and preventive alerts. Frequently asked questions

Can one contract cover a unit on an industrial estate and offices in the town centre?

Yes. The contract sets out an inventory per site, each with its own tasks, frequencies and access windows, and a single technical contact for both. Reports can be issued separately for each property, which helps when the unit and the offices have different budgets or managers within the company.

In a leased logistics unit, who should sign the contract?

It depends on the lease. Typically the owner looks after the base-build installations and the tenant looks after the equipment it has installed for its own operations. We can prepare an inventory split by owner, so each party contracts what it is responsible for and it is clear who authorises each corrective job.

Why include a winter inspection if heat is the main issue in Sabadell?

Because Vallès winters are colder than on the coast, and heat pumps run at low outdoor temperatures with frequent defrost cycles. An inspection before the heating season checks those cycles, the sensors and the drains on the outdoor units, so the problem is not discovered on the first cold morning with the offices full.

What happens to the contract if we move to another unit in Sabadell?

The inventory for the new unit is drawn up, its equipment is inspected and the tasks and conditions are adjusted. It is worth telling us before the move so a diagnostic visit can record the condition in which the installations are handed over, especially if the equipment belongs to the landlord rather than to your company.

Can inspections be carried out at night or at weekends to avoid stopping operations?

Yes, if arranged in advance. Office hours are Monday to Friday, 9:00 to 18:30, but night and out-of-hours work can be scheduled. The contract sets those windows for each property, for example during a planned production stop or before a shop opens.
